Three Major Differences Between Commercial and Residential Restoration

Commercial and residential properties are both structures, but they differ in many ways. Residential properties are smaller and are meant to house people, whereas commercial properties are business affairs and have various people going in and out of those buildings. Today we are going to focus on the three major differences between each.


There is no denying commercial properties tend to be larger than most homes. Many times a business will eventually become large enough to build a commercial property whereas other businesses will choose to share a space within a commercial property. In a shared commercial space if a business has endured a heavy loss such as water damage, or HVAC issues the other business spaces will usually be affected as well.


Most residential homes are made out of wood, whereas commercial properties heavily rely on metal to hold up the structure due to its size. It’s rare to find a home held by metal due to the permits needed in order to do so. 

Another difference is electrical wiring. In a commercial property BX cable is used for electrical wiring. BX cables are metal hallowed tubes where the wiring goes into, they are costly but prevent wiring from any damage. 

Most homes have very simple ceilings, but due to wiring and pipe lines many commercial properties have t-grid ceilings which complicate the restoration process. 


Commercial properties have very specific requirements they need to uphold due to the state policies. Many times this has to do with disability, or gender specific requirements. Each city differs on specifications so make sure to check your city.

COVID-19 Commercial Cleaning

In the month of November we had the opportunity to clean a commercial building. There was a confirmed positive COVID-19 case in the building and it needed immediate cleaning to avoid spreading when all employees to return to work.

The first thing we do here at SERVPRO of San Diego East is put on our safety gear. Our safety gear consists of gloves, mask, and a hi-vech suit; this is so our technicians do not come in contact with COVID.

The next step is getting a scope of the area and making sure we deep clean the areas where the COVID positive employee has spent the majority of their time, for example the employee's desk or cubicle and common areas.

Finally we make sure that all areas have been sprayed down and disinfected. Once we have gone through disinfecting the premises we always make sure to leave behind a decal that shows your employees and customers it is safe to go into your building with of course caution.

Mitigation and Containment at Jersey Mikes

When this Jersey Mike's began to see water pour in from their neighboring business. They knew exactly who to call. 

The dentist next door had a fire sprinkler go off for an hour before anyone noticed, and by then it was too late!

Upon arrival, our technicians began to calm the employees and the owner of the Jersey Mike's and explain to them what was going to proceed. Jersey Mike's has endured a water leak had occurred; the drying process needed to occur immediately before further damage.

Within a few hours a large percentage of the damage was mitigated, and our technicians began the process known as containment. They started by ensuring that all chairs and tables where covered, so no unwanted debris would be found laying around.

Asbestos and how to deal with it!

Asbestos, what is it? Why did we used it? What do we do when we find it?

Asbestos is a heat-resistant fibrous silicate mineral that can be woven into fabrics, and is used in fire-resistant and insulating materials such as brake linings.
